Switch builds and runs its own campuses instead of assembling a portfolio, and the engineering is the pitch: extreme density per cabinet, hybrid air and liquid cooling, modular deployments and build-to-suit halls for customers taking whole rooms. It also runs a telecom procurement arm, so carrier services can be sourced through the same relationship as the space, and it sells network and security services against the facility. Because it develops campuses itself rather than assembling a portfolio, and picks sites for power, land and low disaster exposure rather than metro adjacency, geography is the first thing to settle and sometimes the thing that ends the conversation. Deals skew larger and longer than retail colocation, so expect a design discussion before a number.
